What Can I Do For You Today?

The Tampa Bay real estate market officially became a Seller's market in December 2012. This means our market area had less than a 6 month supply of housing units available. Inventory in Hillsborough county (where the city of Tampa is located) has gone from 16,868 units on 12/31/2010 to 10,381 units on 12/31/11, to 7,543 on 12/31/2012.  By 12/31/13 residential inventory had increased slightly to 9,154. By December 31, 2014, inventory had dropped to 9,088, representing 3.7 months supply. Buyers - have you been wondering why you are having so much trouble finding a nice home?

The good news for buyers is that while prices have increased slightly (about 3 - 4% in most areas year over year) homes are still affordable and so are interest rates. You can own a home for considerably less than you could rent the same house. But, with inventory this low the competition for nicer homes is heating up and mortgage rates have begun to rise slightly. All good reasons not to wait if you are considering purchasing a home - whether for your personal residence or as an investment.
