What's the Difference Between a Foreclosure and a Short Sale? A foreclosure occurs when the mortgage company has to take back a property that the homeowner can no longer make mortgage payments on. A short sale occurs when the lender agrees to allow the home owner to sell the home at a price that is less than the mortgage balance that is owed on the home before the home is foreclosed on. Foreclosed homes - also knows as REO's for Real Estate Owned - can usually be purchased more quickly than short sales. This is because by the time the actual foreclosure occurs the lender has all ready set a value at which they are willing to sell - make an offer near or above that value and the bank will sell you the home. Foreclosure sales generally take about 4 - 6 weeks to close. Short sales on the other hand can take several months to close. Since the property is not as far along in the foreclosure process and the homeowner must accept your offer before it is passed along to the lender or lenders in the case of 2nd mortgages. Short sales can be great buys but buyers need to be aware that they can take quite a long time and the lender will almost always accept multiple bids on the property.
